What affects the price

Board type. Laminate and hybrid are cheapest; engineered mid-range; solid hardwood the most expensive.
Area. Total m² drives the job, with better per-metre rates on larger areas.
Subfloor condition. Levelling compound, moisture barriers and old-floor removal add to the base rate.
Species & grade. Popular species like spotted gum and blackbutt vary in price by grade and board width.
Finish & extras. On-site sanding and coating, stair nosings and floor vents all add cost.

Tips before you post

Let solid timber acclimatise on site for one to two weeks before installation to avoid gaps later.
Hybrid flooring handles wet areas and underfloor heating better than laminate — worth the small premium.
Ask whether trims, door thresholds and old floor removal are included in the per-m² rate.
