What affects the price

Scope and area. The square metres you touch, and how deeply, set the baseline more than anything else.
Wet areas. Each kitchen or bathroom adds a concentrated block of trades and cost.
Structural changes. Removing walls or extending brings engineering, steel, approvals and time.
Age and condition. Old wiring, plumbing, asbestos and out-of-level floors surface once work starts.
