Real-world examples

Concept design for a renovation$2,500$8,000
Design + approval documentation$8,000$25,000
Full service, new home or major reno$25,000$70,000

What affects the price

Scope of engagement. Concept-only work costs far less than a full service that runs through to construction handover.
Project size & build cost. Percentage-based fees scale directly with the construction budget.
Approvals complexity. Heritage overlays, difficult councils and objections add documentation and meeting time.
Site constraints. Steep, tight or bushfire-prone sites need more design resolution and consultant coordination.
Revisions & consultants. Multiple design iterations and engaging engineers or planners on your behalf add to the fee.

Tips before you post

Check the architect is registered with your state's Architects Registration Board — the title is legally protected.
Agree the fee stage by stage so you can pause after concept design if the numbers don't stack up.
Ask for examples of built projects at a similar budget to yours, not just glossy portfolio work.
