What affects the price

Scope & structural complexity. Load-bearing changes, footings and roof work multiply trades, engineering and time.
Materials & finish level. Standard versus architectural finishes can swing an identical floor plan by tens of thousands.
Site access & condition. Tight access, sloping blocks and older homes with hidden defects all add labour.
Approvals & engineering. Council or certifier approvals, engineering and surveys add cost and lead time before work starts.
Provisional sums & exclusions. Quotes with vague allowances for tiles, fittings or excavation often blow out later.

Tips before you post

Check the builder holds a current licence or registration for your state and ask about home warranty insurance — it's mandatory above a threshold in most states.
A fixed-price contract with a detailed scope beats a cheap, vague quote nearly every time.
Compare quotes line by line — the cheapest often just excludes more.
