What affects the price

Kit vs custom. A custom design and build typically costs two to three times an equivalent kit.
Size & roof style. Bigger footprints and pitched, tiled or colorbond roofs add structure and labour.
Slab & footings. A new concrete base is a significant extra if you don't already have one.
Materials. Treated pine kits are cheapest; hardwood and steel-framed structures cost more.
Approvals. Larger or attached structures may need council approval, adding fees and drawings.
