What affects the price

Materials & quantities. The order list itself is the overwhelming driver — grade, treatment and volume set the price.
Timber grade & treatment. Structural, treated and hardwood products cost significantly more than untreated pine.
Delivery distance & type. Standard drops are cheap; crane trucks, split deliveries and remote sites add fees.
Market movement. Timber and steel prices fluctuate, so long projects can see prices change between orders.
